Director of Maintenance & Facilities
We are seeking a Director of Maintenance & Facilities for our growing multi-family company. The company currently over sees more than 600 units with 2000 units in the pipeline. We are looking for someone to help further develop, implement and oversee the ongoing and preventative maintenance for all of our properties adhering to our high standards. This position will work closely with the VP of Operations and VP of Sales & Marketing and report directly to the CEO.
Qualified candidates encompass the following
Develop and implement policies and processes for the maintenance department.
Lead maintenance teams by providing guidance and support to ensure optimal performance.
Hire and train maintenance teams throughout the company.
Oversee room turns are done timely, efficiently, and cost effectively.
Implement and oversee preventative maintenance plans, and housekeeping standards.
Upkeep landscapes ensuring compliance with regulations and maintaining the aesthetic and functional integrity of the property’s grounds.
Recommend and manage capital expense projects and renovations. Develop and implement strategic plans for facility management, including budgeting, resource allocation, and procurement.
Supervise vendor and contractor relationships for quality service.
Make recommendations to CEO for expense efficiencies (what we should do in house verses the use of vendors).
General oversight of security, emergency and evacuation plans in conjunction with CEO and Community Directors.
Work closely with sister companies Gallaher Companies and OSL Construction.
Must be a reliable and trustworthy individual who can self-manage and work in a team environment.
Juggle multiple projects at once, exercising good judgement to effectively prioritize tasks.
Can work weekends and respond to off-hour on-call emergencies if need be.
General Requirements
Ideal candidate will have a minimum of 5 years in residential or commercial maintenance and have at least 2 years of management experience. Must be comfortable on a computer and an ability to learn an array of technology platforms.
Physical Requirements
Ability to lift and/or move items over 75 lbs. as needed, talk and hear, ability to access apartments on first, second and third floor levels, stand, walk, bend, kneel, stoop, crouch, crawl and climb all day.
Communication
Able to read, write, and comprehend in English; must be able to read warning labels, read and respond to service requests, communicate clearly and professionally to team members and residents.
